I have reviewed the above referenced plans and have the following comments:
Preliminary Plat
1. Because of the density, Kahl Avenue from 64th Street to CSAH 19 should be considered a
collector road. The street width shall be 37 feet back-to-back of curb from 64th Street to
Leuer Drive and 42 feet back-to-back of curb from Leuer Drive to CSAH 19. The right-of-
way for Kahl Avenue shall be widen to provide a minimum of a 14 boulevard area behind the
curb.
2. The right-of-way for 64th Street shall be 66 feet wide. j
3. Because of the depth of the sanitary sewer the drainage and utility easement in Leuer Drive
shall be 40 feet wide. The easement should be centered between the proposed lots. j
4. A parking lot has been proposed in the vicinity of Block 2. Half of this parking lot on the
Karston Kove property and the other half was planned to be on this property. The shall be
revised accordingly.
5. A concept plan for the development of the remaining property to the south shall be submitted
for review with this preliminary plat.
Preliminary Street and Utility Plan
1, The driveways in Block 1 and 2 do not provide adequate room for snow storage anq shall be
revised.
2. Because of it's collector status Kahl Avenue shall be widen as described in comment 1
above.
3. A temporary cuI-de-sac will be rewired at the south end of Kahl Drive.

The length of the east dead end of Munstertieger Lane is unacceptable and shall be revised.
As shown, this reach of Munstertieger Lane will be impossible to snow plow without1he
equipment backing up all the time, thereby creating a dangerous situation for the equipment
operator and the residents,

5. No fire hydrants are shown. The plan shall be revised accordingly.
6. All manholes in Kahl Avenue shall be in the center of the street.
7. The proposed sanitary sewer and water main through the proposed detention pond ini,the
northeast corner of the plat is unacceptable and shall be revised.
8. Water main valves are not shown. The plan shall be revised accordingly.
9. Sanitary sewer and water main services are not shown. Individual services for each town
home will be required.
Grading and Drainage Plan
1. The berms along the south property line should be a minimum of 6 feet above the building
pad elevations. Slopes on the berms shall maintain the 5:1 slopes that are shown.
2. The plan shows a proposed swale, 750 feet long at a 1% grade. This is unacceptable and
shall be revised.
3. Drainage calculations shall be submitted for review.
The plans shall be revised to incorporate these comments and the plans resubmitted for review. !'lease
