Dear Mike:
The anticipated costs for the development of the first phase of
the above -referenced project as per the proposed developer's
agreement are as follows:
1. Watermain needs to be installed from County Road 19 to just
beyond the east line of Lot 1, Block 2.
Estimated cost: $9,550.00
Permits etc. required by Joint Powers Water would be in
addition to this.
2. A right turn lane (as required by the County) on County Road 19
and a fully constructed nine -ton road, including gravel base,
bituminous surfacing and concrete curb and gutter from County
Road 19 to just beyond the east line of Lot 1, Block 2.
Estimated cost: $28,500.00
3. Storm sewer would not be required in this section of 60th
Street N.E. Future storm sewer construction will be required
as the street extends to the east.
4. Driveway, parking/unloading area to be curbed, Class "5" gravel
base, initial granite chip surface and 2" bituminous surface
when 2nd building is built.
Estimated cost: $10,420.00
5. Park dedication should be based upon one of the following areas
as determined by Park Board and/or Council:
a) Lot 1, Block 2....2.74 acres
b) Lot 1, Block 1 and Lot 1, Block 2....6.12 acres
c) Entire plat....22.0 acres
